Step 4: U.S. Environmental Protection Agency Screening

Environmental Screening.  Your goal for environmental screening is to determine if the subject property could be impacted by environmental issues.

WARNING: This screening is limited; not all environmental issues will appear in online databases.  We recommend you visit the subject property prior to bidding.

Use the U.S. Environmental Protection Agency (EPA) online Envirofacts Data Warehouse to get a listing of regulated facilities in your area.

http://www.epa.gov/enviro/

You can obtain information by zip code, city, or county by clicking in the desired circles in left margin.

For this example we will use the zip code for our search.
Example search for zipcode 93523

http://oaspub.epa.gov/enviro/ef_home3.html?p_zipcode=93523&p_
type=zip&x=15&y=6

Topics listed include:

Air

Toxics

Waste

Water

Other

For this example, we have scrolled down the page and clicked on “Enviromapper” to view the map interactively.  You will need to experiment with your individual preferences and styles while working with this database.

You are then redirected to the following screen.  You will have to locate the area of your subject property and zoom in and out accordingly.

Example display after numerous recenterings and zooming.

You will have to experiment with zooming in and out and recentering as desired.

For our example property, no EPA-regulated facilities are shown in site vicinity.  Be sure to check the scale on the map at the bottom right corner of the map.

Going back to the zipcode search results for additional research information.
